Who we work with
Land That Has More Potential Than Its Current Use
Most of the landowners we speak to have never applied for planning before. That is fine. We explain each step and handle the work.
Rural
Farmers And Estates
Paddocks and field corners next to a village or town, where farming value is a fraction of what homes would be worth.
Typical: a 2 acre paddock on the edge of a village
Residential
Homeowners With Large Gardens
Generous gardens, side plots or land behind your home with its own access, where one or more new homes could fit.
Typical: a long rear garden backing onto a lane
Inherited
Families And Executors
Land you have inherited and are unsure about. We show you the options before you decide to sell it as it is.
Typical: a family field held for generations
Brownfield
Old Yards, Garages And Buildings
Disused yards, garage blocks, workshops, redundant farm buildings and old commercial units. Planning policy supports reusing previously developed land for homes.
Typical: an empty haulage yard on a village edge
Second chance
Land Refused Planning Before
A past refusal is not always the end. A different design, a stronger case or changed local policy can lead to a different answer.
Typical: a plot refused five years ago under an old local plan
Organisations
Churches, Charities And Businesses
Surplus land held by organisations that would rather see it put to good use, with the value going back into their work.
Typical: spare land beside a church hall or business premises
How it works
Four Stages, With You Informed At Every One
A Conversation
We talk about your land and what you want from it. We then look at the planning history, local policy and constraints, and tell you honestly whether we think it has potential.
An Option Agreement
If it does, we agree terms in writing, usually through an option agreement, a well established way of bringing land forward for planning. It sets the price, or how it is worked out, and how long it runs. Your own solicitor checks it before you sign.
Planning
Once terms are agreed, we appoint and pay for the planning consultants, architects, surveys and application fees, and run the application. You keep the land and can carry on using it.
The Sale
Once permission is granted, we can buy the land, or arrange its sale to a housebuilder or developer, at the price set in your agreement. If planning is not achieved within the agreed period, including any extension, the agreement ends and you keep your land. The planning costs are ours.
Occasionally a promotion agreement suits a site better, where the land is sold on the open market and the proceeds are shared. If that applies to your land, we explain the difference and why.
Your options
Three Ways Forward, Compared
Every landowner has the same three choices. Read across each row to compare them.
This is a general comparison, not a valuation or an offer. Every site and every agreement is different.

Director, Fit Property
I have worked in property for more than three years, and I am your point of contact from first conversation to completion. I want to help tackle the housing shortage: this country needs more homes, and they start with the right land in the right places.

Questions landowners ask
Straight Answers
Will It Cost Me Anything?
Not for the planning work. Once we have agreed terms, we pay for the consultants, surveys, drawings and application fees. Your reasonable legal costs are covered up to £2,500 plus VAT, once terms are agreed.
Do I Have To Sell My Land?
Not by having a conversation with us. Nothing happens unless you agree terms in writing, and the agreement sets out exactly when and how any sale would take place.
What Happens If Planning Is Refused?
You keep your land. The planning costs are ours, not yours. Depending on the reasons, we may discuss an appeal or a revised application with you.
How Long Does It Take?
It varies with the site and the council. From agreement to sale it is often 12 to 24 months, and longer if an appeal or a local plan change is needed. We give you a realistic view at the start and keep you updated.
Can I Keep Using The Land In The Meantime?
Usually yes. Grazing, gardening or other current use can normally carry on until a sale completes. We agree any access we need for surveys with you first.
Should I Get My Own Solicitor?
Yes. We always recommend you take independent legal advice before signing any agreement, so you are fully comfortable with the terms.
